Milbrow Estate

Project summary

The project is a residential development on approximately 83.3 hectares of rural land in Hamurana, Rotorua, involving a 92-lot lifestyle residential subdivision with the construction of 90 dwellings.

The project comprises:

• subdivision of approximately 83.3 hectares, including the creation of approximately 92 rural residential lifestyle lots

• construction of no less than 90 new dwellings

• retention of two existing dwellings

• formation of internal roads, accessways, and internal walking tracks

• earthworks to establish building platforms and infrastructure

• installation of stormwater treatment and attenuation systems

• reticulated wastewater connection

• potable water and power supply

• landscaping, planting, and boundary treatments

• vesting of roads and reserves.

Project location

The project area encompasses approximately 83.3 hectares of rural land at 66 and 70 McFetridge Drive and 89 Tauranga Direct Road, Hamurana, Rotorua.

Project referral

The Minister for Infrastructure referred the project to the Fast-track on 20 July 2026. The application was lodged on 13 May 2026.
