Project summary
The project is a residential development with supporting commercial service activities, including:
approximately 580 to 740 residential allotments, including the potential for a retirement village
commercial areas comprising approximately 6,000 m2 to 7,800 m2 of floorspace to service the development and surrounding area
open space and recreation areas, including walking tracks, green links, water margins and a stormwater management area
ancillary infrastructure and remedial works on the wider site, including a reservoir and offset/restoration planting.
The applicant notes that while it is not confirmed at this stage if the project will include a retirement village, or if this will be substituted for additional residential units, the overall number of units delivered by the project will remain the same.
Project location
Approximately 58 hectares of land at 467 Suffolk Road, Stoke, Nelson.
Project referral
The Minister for Infrastructure referred the project to the Fast-track on 22 July 2026. The application was lodged on 11 May 2026.
