Project summary
The project is to subdivide and develop land for the purpose of establishing an urban and tourism development, and new wastewater infrastructure, on approximately 350 hectares of land in Pōkeno in the Waikato District. The project will include works within the Munro Road, Huia Road, Bluff Road, Yashili Drive, Potter Road, Whangarata Road, Pokeno Road and Ewing Road reserves.
The project area comprises three precinct areas being Pōkeno West, Pōkeno South/Havelock and Yes Valley Resort. The project will be delivered in four separate stages, and the applicant intends to submit four separate substantive applications – one for each stage.

The project area comprises approximately 350 hectares of land in Pōkeno in the Waikato District.
The project will also include works within the Munro Road, Huia Road, Bluff Road, Yashili Drive, Potter Road, Whangarata Road, Pokeno Road and Ewing Road reserves.
Project referral (reapplied)
The Minister for Infrastructure referred the project to the Fast-track on 1 April 2026. The application was lodged on 15 January 2026.
Project referral (returned)
The referral application was returned to the applicant on 2 December 2025 as incomplete/non-compliant with the requirements of the Fast-track Approvals Act 2024. The application was lodged on 24 November 2025.
If a project is not referred, the applicant may apply for referral again. This is considered a new application, subject to fees and charges.
