It comprises:
approximately 111.9-hectare light industrial precinct that will provide approximately 350,000m2 of industrial gross floor area (the total floor area of all buildings combined)
up to 5,000m2 of supporting commercial services, potentially including a petrol station, gym, café and convenience retail
up to six electronic billboards
a green network incorporating existing ecological areas and features, stormwater management, landscape buffers and public open spaces

an interim storage yard use while construction is ongoing.
The project will require the proposed approvals:

The project may also require an approval or dispensation under regulations 42 or 43 of the Freshwater Fisheries Regulations 1983 in respect of a potential complex freshwater fisheries activity; however, this has not been confirmed and is subject to further detailed design and assessment.
